Leadership & Development Team

Kona Development Partners is the developer and equity fund manager. Led by Pete and Andrew Rowland, this father-and-son team are The Rowland Companies, Inc. A near 50-year, $1B track record is available for review in the Investor Portal.

The development team consist of top legal, planning, environmental, and engineering firms as well as various specialty consultants, all of which are highly respected leaders in their areas of concentration on the Big Island and/or the state of Hawaii.

L.M. Pete Rowland, Principal-Manager.

Pete brings nearly five decades of experience specializing in destination real estate. Throughout his distinguished career, Pete has been instrumental in the development, management, and marketing of projects that have collectively generated nearly $1 billion in destination real estate sales. His extensive portfolio includes wholly owned properties, partnerships, and joint ventures with leading real estate firms, financial institutions, and hospitality companies.

An innovator in the destination real estate sector, Pete has successfully navigated multiple economic cycles and established a reputation as a turnaround specialist during the 1980s and 1990s, often succeeding where others had faced challenges. His unique ability to revitalize complex projects has become one of his hallmark strengths.

Pete's broad expertise serves as a valuable asset to Kona Development Partners, its subsidiaries, and The Kona Estates at Opihihali project.

 

Andrew Rowland, Principal-Manager.

Andrew has nearly 25 years of expertise in destination real estate development, marketing, sales, and management. Prior to founding the equity fund management arm of The Rowland Companies, Kona Development Partners, Andrew consulted independently on equity fund formation and fundraising, gaining deep insight into both individual investors and fund operations.

He led the company’s transition from traditional marketing to targeted digital media strategies and played a key role in expanding The Rowland Companies into private equity real estate offerings. Under Andrew’s direction, the integration of digital media advertising and the equity fund divisions has provided direct access to capital, enhanced operational control, offered non-dilutive equity positions, and minimized risk by reducing or eliminating debt. These efforts have also expanded the company’s network of Accredited Investors, driving growth into diverse real estate markets.

In addition to our leadership detailed above, our Team of highly specialized and uniquely qualified professionals has been assembled and continues to grow as demand on their time increases. Particular attention is given, as the Hawaii Team evolves, to primarily contract Hawaiian born or long time Hawaii residents that are also leading and respected professionals in their specific areas of concentration.
