The Investment
An Investment Opportunity in The Kona Estates Fund II, LLC is now available for investor review and onboarding. Funds are due on a rolling-close. This offer gives investors the opportunity to purchase Class-B Interests in our Primary Round of Funding and to participate in the project alongside the Sponsor/Developer/Manager, Kona Development Partners, LLC. This investment represents ownership in The Kona Estates at Opihihali project in its entirety as described in The Project. This Equity Investment Offering is more than 50% fulfilled; the minimum investment is $100K.

Management Structure & Equity Classes
Owner/Developer of The Kona Estates at Opihihali is The Kona Estates Fund I, LLC and The Kona Estates Fund II, LLC, (collectively "The Funds" or "Fund I & II"); the entity in which Investors have the opportunity to invest.

The current investment offering by The Kona Estates Fund II, LLC, is open and funds are due on a rolling-close. This is the projects second, final, and Primary Round of funding after a successful close of a Pre Development round in 2021. This offer allows Accredited Investors to purchase Class-B Interests that will total a 40% ownership position in the fund. The minimum investment is $100K.
The Manager holds Class-C Interest that are subordinate to the Investor Class Interests. The Class-B & C Interests will receive Cash Distributions after the Class-A investors have been returned their initial capital contribution. Distributable Cash is divided on a pro-rata share basis.

Opihihali & the South Kona Coast Region
Opihihali is located on the South Kona Coast. This peaceful area lies in the heart of the Kona Coast Coffee region with little hustle and bustle, yet it is only minutes to sandy beaches and a short drive to more populated areas of Captain Cook and Central Kona. Nearby activities include golf, parasailing, surfing, fishing, and whale watching, swimming with the dolphins, windsurfing and snorkeling. The main town of Kailua-Kona is just to the north where you'll find deep-sea fishing excursions, sunset bay cruises, and even submarine excursions as well as popular shopping, dinning, and entertainment options. Other things to do in the Opihihali area include visiting historical sites such as the grounds of King Kamehameha's temple, and the Mokuaikaua Church, built in the year 1830. The town of Captain Cook, and his monument, is also near Opihihali. To enjoy some of the world's most breathtaking scenery and avoid the crowds, Opihihali is the perfect place from which to enjoy the Kona Coast lifestyle.

Are there other projects on the Kona Coast that compare to The Kona Estates at Opihihali? Have they been successful?
Yes! And most of these developments are sold-out or selling the last of their real estate inventory at extremely high price points. The few developments that are midstream in their sales cycles have current market values and/or recent comparable sales at price points significantly higher than the anticipated pre-sale price points of The Kona Estates at Opihihali. There is little competition on the Kona Coast for a project comparable to Opihihali, this will give us an advantage in the marketplace once we begin real estate sales.
Comparables - Kohala, North Kona, & South Kona Coast
Most developments in these areas are sold-out or selling the last of their real estate inventory at very high price points. The few developments that are midstream in their sales cycles have current market values and/or recent comparable sales at price points significantly higher than the anticipated pre-sale price points of The Kona Estates at Opihihali. Demand continues to outpace the limited availability, driving market value.
Homesites in these developments, some without ocean views, are selling for $1M-3.5M per acre. Single-family home re-sales average $1000-1500 ft2, with some estate homes reaching sales prices of nearly $3000 ft2.
The Mauna Kea Beach Hotel was developed and constructed by Laurance S. Rockefeller. He visited the newly admitted 50th state in July 1960, and was asked by Governor William F. Quinn to help develop the islands beyond Oahu for tourism. The hotel was named after Mauna Kea, which is visible above the bay when not obscured by clouds. Today, generations and generations of families still vacation at this iconic property, while Mauna Kea Residences also opens its arms to welcome real estate owners through its available residences, estates, and villas.
